Management of an existing (and large) asset portfolio
Support strategy development for both existing assets and future growth
Analysis, financials & data oriented studies to maximize value of existing assets
Evaluation of new opportunities (with feasibility and financial models)
Managing relationship with third parties (including operators of the assets, as well as other market players).
Key Accountabilities:
Close monitoring of an existing (and large) asset portfolio composed with various types of real estate (including hotels, residential and offices), with the aim of maximizing the performance & value of each individual asset
Manages relationship with operators of the assets (such as hotel operators, facility management companies)
Works on & supports portfolio based strategy development
Works on & supports asset based strategy development
Reviews monthly performances, challenges the operating entities in a way to
seek for increasing the performance (as well as cost savings)
Preparation (and guidance) of various reports to Real Estate Investment Advisor (as well as from time to time directly to the management)
Supports preparation of management presentations
Support project management for under development projects
Administer team members for ongoing and ad-hoc analyses and the preparation of various reports
Conduct financial and operational analyses, provide written findings as needed
Create and update financial models to evaluate new development or investment opportunities and assist with due diligence for internal and external parties
Prepares the financial models for existing assets
Follows real estate market developments, aims to increase whole team knowhow
Analyze new acquisitions and development opportunities (with feasibility&financial models)
Desired background:
Bachelor’s degree in Real Estate, Hospitality, Business, Economics, Finance, or in a related field, Master’s degree is a plus
Prior experience (4+ years) in Real Estate, Financial Modelling, Hospitality or Accounting is required
Familiarity with real estate and hospitality market in Azerbaijan or in the region (e.g., Turkey, Georgia, Russia, CIS, Middle East) with a good understanding of macro trends and historical perspective
Required skills:
Strong analytical, quantitative, and problem-solving skills
In depth understanding of financial tables
Knowledge of real estate valuation and financial modelling
Ability to conduct solid market research, collect, validate and audit gathered data
Ability to work independently while prioritizing projects to ensure timely deliverables
Good organizational skills with the ability to efficiently manage time and workload
High proficiency with advanced use of Excel, Word, PowerPoint
Strong written and oral communication skills
Business fluency in English and Azerbaijani are required.
